Job Summary

  • Monitor and improve the quality and quantity of incoming tenant leads
  • Monitor overall and individual performance of all Properties on a review basis.
  • Liaise with Directors on property / portfolio performance, market conditions and any issues that arise; generating reports to do so.
  • Maintain a strong relationship with all Landlords to help you acquire future business opportunities.
  • Dealing with enquiries from applicants on a daily basis including walk ins, telephone and email queries when and where necessary.
  • Carry out viewings when and where necessary on a adhoc basis
  • Oversee and contribute to any marketing ideas/campaigns
  • Ensure all details are updated on the website/window display with current properties and any new instructions must be advertised promptly and effectively
  • Promote additional services to existing clients and customers
  • Be aware of competitor performance and activity
  • Complete all Property Management Duties, such as addressing Maintenance issues, drafting up contracts, notices, arranging references, gas safety certificates, invoicing, banking and rent payments etc.
  • Work together with local offices and other stakeholders to ensure smooth management of the portfolio
  • Ensure feedback and communication is of a high standard, verbal or written
  • Authorise Landlord Agreements
  • Audit paperwork regularly
  • Carry out Key Audits
  • Authorise Live Properties
  • Any other duties detailed by management dependant on business needs

You will have the objective to build upon the lettings side of the business to increase units filled and managed, increase market share and make the company more profitable; not only in the local area, but UK wide by liaising with and advising Brand License Holders. Working on behalf of the Directors, you endeavour to monitor the lettings process to ensure that all procedures are adhered to in accordance with property law and legislation. You will meet and exceed all targets as required.

  • Able to prioritise workload
  • Required Education, Skills and Qualifications
  • Minimum 2 years recent Lettings experience
  • Recent experience in a senior/supervisory role managing a team of Negotiators desirable
  • Industry recognised qualifications such as NAEA, NFOPP and ARLA are advantageous but not essential
  • Holds a Rent Smart Wales licence- not essential but will be required to obtain
  • Knowledge of certain databases/systems are advantageous, such as JUPIX and Google Drive.
  • Demonstrable winner of new business and instructions
